Roofing Materials

All previous guidelines for wood shingles, wood shakes, slate or tile are in force. Roofing materials in general use should be of substantial quality and construction to provide a warranty of 25 years or more.

No. 1 taper sawn cedar shingles are not acceptable.
Asphalt commodity shingles are not acceptable.
Three tab standard asphalt shingles are not acceptable.

High definition laminated dimensional shingles are acceptable. There are typically 3-4 different relief styles available for this type of shingle.

It is the Architectural Control Committees recommendation that the Grade 1 profile/relief is closely similar to a standard apshalt commodity shingle. Therefore, Grade 2 or better profile/relief of this type of shingle produces a higher quality and defined relief pattern that more closely simulates a wood shingle and follows the original intent of the restrictions. Grade 2 or better is acceptable.

Elk, Timberline, Tamko and others provide this type of shingle and many showrooms are available in Kansas City to view these materials.

Siding Materials

Vinly or steel siding is accptable within the following guidelines:

  1. Vinyl or steel siding should be of 40 guage or thicker.
  2. Foam backing may or may not be bonded to the surface.
  3. Aluminum coil may be used on window wraps or trim work only.
  4. Vinyl decorative trim is acceptable.

Aluminum siding is not acceptable.
Coil trim may be wood grained or smooth finish.

The Architectural Control Committee recommends the following:

  1. Siding vendors in today's marketplace carry product that comes in longer run lengths of up to 18ft. Eliminate seams as much as possible.
  2. Choose a siding installer that utilizes utility channel or J channel to finish off the trimmed edge of the siding.
  3. There are 4 major siding vendors in North Kansas City within 3 blocks of each oher where you can view the product in a larger sample.
  4. Beware of gimmicks such as hollow nails or "special foam with backing."
  5. Ask about rotten wood replacement or wrapping on the window sills.
  6. Ask for references and go look at them.
